The Project

The primary bathroom in this Garland-area home hadn’t been touched in over 15 years. Dated tile, worn-out fixtures, and a vanity that had seen better days made the space feel more like a burden than a retreat. What We Did

Demolition and Subfloor Preparation

Demolition came first. The old tile was pulled, subfloor inspected and prepped, and the walls were readied for new substrate. In older Garland-area homes, subfloor prep is one of the most important steps in a bathroom remodel. It’s also the most commonly skipped. Moisture damage, soft spots, and unlevel areas are common in older homes. Addressing them before tiling is what separates a bathroom that lasts 20 years from one that cracks within two.

The double-vanity wall ran the full length of the room — nearly 12 feet of cabinet, counter, and tower storage — all of which had to be carefully removed without damaging the plumbing rough-in behind it. Tile Work — Floors and Shower Walls

We installed large-format subway tile on the shower walls using a level-and-plumb approach to ensure clean lines floor to ceiling. Large-format tile has fewer grout lines and creates a seamless, spa-like look. However, it requires precise layout and a flat substrate to avoid uneven joints. We back-buttered every tile and used a leveling system throughout to ensure a flawless finished surface.

The floors received porcelain tile in a warm neutral that complemented the quartz vanity countertops. We ran the floor tile from the vanity area through the shower threshold. This unified look made the bathroom feel larger. After curing, we sealed all grout joints to protect against moisture and staining — a finishing step that most contractors skip.

Vanity, Countertops, and Fixtures

We cut marble-look quartz countertops to length and installed them with undermount sinks, and we replaced all plumbing fixtures with brushed gold hardware for a cohesive, elevated feel. The new vanity was a custom-depth unit to maximize storage without reducing floor space. That detail mattered in a bathroom that needed to feel larger after the remodel.

Additionally, all faucets, shower heads, hand showers, and towel hardware were matched in brushed gold finish for a consistent look. Coordinating hardware across every fixture is what separates a quality remodel from a basic renovation. We plan for it at the start — not as an afterthought.

Paint, Lighting, and Final Details

While the vanity and tile work was underway, another crew member prepped and painted the ceiling and walls — using a semi-gloss for moisture resistance and a smooth, clean finish. We masked all light fixtures during painting and reinstalled them after. The new vanity light bar was a significant upgrade from the original builder-grade strip lights — adding a warmer, more intentional illumination that made the space feel finished.
